  COLUMBUS, Ohio (May 22, 2025)—  Inventory spiked by 45% year over year in April, and sales also increased, showing a 3.7% improvement compared to last April in the latest housing statistics from the Columbus & Central Ohio Regional Multiple Listing Service. 3262 Ellister Drive  Total inventory reached 4,432 single-family homes and condominiums in the region, representing a 1.8-month supply. A balanced housing market would require enough homes to support 4-6 months of sales, or approximately 8,000-10,000 units. “It’s great to see that homeowners are growing more confident and eager to list their properties,” shared Columbus REALTORS® President Buffie Patterson. “And let’s not forget, it’s the start of peak listing season.   March 2025 Central Ohio Housing Report Homebuyers have more options, as the number of new listings in central Ohio is higher now than this time last year. In March, there were 3,198 new listings in the Columbus & Central Ohio Regional MLS, and the median sales price increased to $320,000, reflecting a 3.2% rise compared to the previous year. “While slightly fewer homes are selling, those that are selling are commanding higher prices,” said Columbus REALTORS® President Buffie Patterson. “As we approach our traditionally busy spring selling season, we encourage all potential buyers to find a REALTOR®, get pre-approved, and narrow their search so they can be ready to act when they find that perfect home.” Closed sales saw a year-over-year decline.
